Rental Service & Policies

Quoted rental rates are undiscounted rates.  PET POLICY:  Minimum $100.00 additional deposit per approved pet, plus minimum 20.00/mo, for each approved pet. Only adult pets acceptable. Each pet must be pre-approved with references available from a current or previous landlord. VIOLATION OF THE PET POLICY IS A $1,000.00 PENALTY. Rates quoted above are discounted rates. All applications have a non-refundable $35.00 application fee per applicant; security deposit plus application fees are due & payable at the time of application in CASH or certified funds only. (Online Payments are not available) Applications available at office address between 9 am & 5 pm Mon-Fri, Saturday & Sunday by appointment. This may or may not require you to pay the agent. Agency agreements vary and you may also want to consider an exclusive or nonexclusive type of relationship. It is our intent to comply with occupancy code requirements as established by each city in which the property is located and/or our office policy. Said code requirements pertain to maximum allowable number of occupants based on total square footage and based on number and sizes of rooms designated as bedrooms. Living rooms, dining rooms, first floor family rooms, first floor offices, kitchens, hallways & unfinished basements may not be used as bedrooms. Our personal company policy shall be that bedroom sleeping areas shall contain 70 sq ft for one person with 50 additional sq ft for each additional person occupying said bedroom or the maximum number of occupants allowable pursuant to the appropriate local code requirements, whichever is the lesser. Designated bedrooms shall meet all health and safety requirements and be in compliance with all local codes plus CABO One and Two Family Dwelling Codes. Beware! Housing built before 1978 may have high levels of lead paint which could cause health hazards. Free EPA brochure available at this office.
